Is the Boise Idaho real estate market in recovery?

Idahoans have been talking about the recovery of the Boise real estate market for several years now, always hoping that a new year will usher in brighter economic days.

For the first time since the economic downturn descended upon the Gem State we are starting to see some substantial trends and developments that just might be indicators of the beginnings of a slow recovery.

In Ada County, existing home sales for August increased by 43% year over year. Although the median sales price dropped by 7% year over year to $156,000, it was the highest average price point so far for 2011.

The Boise metro area market was recently included on Realtor.com’s “Top Ten Turnaround Markets” for the third quarter of 2011. Boise earned the #8 position because:

The unemployment rate dropped 2/10ths of a point to 8.8%, below the national average

Realized median list price appreciation by 14%

Reduced the overall inventory on the market by 40% year over year

Reduced average days on market by 23%

Although about 30% of Boise homeowners are still "under water", new foreclosures have decreased since the beginning of the year. There has been some discussion about possible bank owned home “shadow inventory” ready to be released soon; however REO inventory has remained low during the third quarter of 2011.

According to local economist John Church, the Treasure Valley is in recovery. He believes the recovery will be slow because the recession killed over 23,000 nonagricultural jobs in the Treasure Valley and 51,500 statewide.

Historic ultra-low interest rates just might help drive these trends into 2012. The Housing Affordability Index is at historic highs according to the latest National Association of Home Builders/Wells Fargo Housing Opportunity Index so now may be the best time for buyers to make their move, before interest rates and prices edge upward.
